Planning the Perfect Open Home

It is imperative that homeowners present their property professionally. Showcasing your home to buyers will allow the best opportunity to achieve that contract price that allows the Seller to move on to the next chapter.

Converting a dollar driven buyer on a budget into an emotional buyer is imperative to achieve the best price for any property. Remember – you only need one buyer to make your sale a reality.

First impressions count! Give yourself the best chance to achieve a premium price for your property by following our simple checklist.

You’re Open for Inspection Checklist

Precious items – Store valuables elsewhere during the inspection, to allow attendees full access.

Visitor Information – Ensure the agent records buyer details – name, email and phone numbers for follow up.     If agent is not following up your potential buyers then contact

Entry point – Only allow one point of entry, to keep track of everyone who enters and exits the premises.

Keep curtains / blinds – open during the inspection to ensure the interior is visible from the street.

Request open home times that avoid with noisy or busy times of the day in the street for example, goods trains, church services etc

Pools – Must sparkle! Ensure the pool cleaner in operation.

Gardens – Lawns should be mowed and edges are trimmed prior to open home.

Bedrooms –Well-made beds in clutter free bedrooms will show your home at its best. Spring clean bedrooms to present a peaceful and ordered sanctuary to Buyers.

En-suite / bathrooms / Powder rooms – Fresh, clean and inviting.

Garages – Clean and tidy with none of Dad’s handyman tools lying about

Kitchen – Immaculate for the chef in the family. Clean ovens, cooktops and stainless steel appliances – sparkling kitchens sell homes! A bowl of fruit – green apples or similar will provide a splash of colour and last for weeks.

Lounge / dining – Simple flower arrangements will make a lasting impression. Ensure wires from the TV and internet cabling are hidden from sight. Ensure Television is off and sofas are free of newspapers and clutter.

Windows – Clean windows and open for cooling summer breezes

Music – Soft background music helps soften the mood at an open home.

Air-conditioning – Set the temperature settings appropriately. Buyers will feel more comfortable if they can step in from the heat into a cool, air-conditioned environment or into a warm and cozy home in the winter.

Lighting – If you have mood lighting then use it to your advantage

Paperwork – Have plans and approvals on hand for any work done on the property.   If you have missed an opportunity due to lack of preparation from your agent then email

Take a stroll – Leave the Open for Inspection with your agent. Your buyers need to be able to talk about your property openly and honestly. Oh, and take the dog with you!
